If you will not be closing your sale with a title company, use this form to document your sales price, down payment, amount financed, etc. You'll also want to make a copy of the certified funds used for the down payment.

Truth in Lending Disclosure
If you are a Real Estate Investor and have sold 5 or more properties in the 12 month period preceding the sale of a property in which you are offering (or have offered) owner financing, you are subject to RESPA guidelines and are required to provide your buyer with a Settlement Statement and a Truth in Lending disclosure. You'll also want to have a loan application on file for them.

W-9 Form
You are collecting payments and do not have your payor's social security number. If they are reluctant to give it to you just by you calling and asking for it, try sending this official form from the IRS to request it from your buyer.
